This includes being on the property, in the pool, etc.
Unregistered Guests
We do not allow unregistered guests on the property. For insurance liability issues as well as for the enjoyment of all of our guests, we must limit the number of people on the property to paying guests only. If this rule is not observed, we reserve the right to ask your “guests” to leave and you may be subject to ejection from the property as well, whether you stay has been completed or not.

A $45.00 cancellation fee per refund will be charged for refund transactions. If you would like to come at another time and lose no value, just ask and we will hold a full credit for you to use at another time.
For cancellations received 14 days or less prior to an event or lodging, no refund will be available unless we are able to rebook your lodging or fill your class spot, in which case a refund will be issued, less the $45.00 fee, or you can hold full value credit to use at another time. If you find you are unable to attend an event or come for your stay, you may transfer your place in class, dining reservation or lodging to another person of your choosing let us know! If you wish to rent all rooms for a special event but would prefer that each of your guests book and pay on their own, just ask us to put a courtesy hold on for you — the length of time we will hold them will depend on how far in advance the date of lodging is. The balance will be due 60 days in advance of your stay or event. Cancellation policies for single rooms would then apply to each guest.

We cannot issue refunds, credits or rescheduling for lodging, classes or events that are cancelled due to your medical or family emergencies.
Parking
When you arrive, please park and unload your baggage in the UNLOADING AREA. Once you have unloaded, PLEASE PARK ON THE TURNAROUND. If you are unable to walk or the weather is bad, please feel free to park in unloading area. Try to keep area free for others to unload.
Safety
There are fire extinguishers inside each unit under your kitchenette sink.
Each unit is equipped with smoke detectors. Please do not tamper with these units.
When walking on the property, it is wise to wear closed toe shoes and preferably hiking type shoes. The terrain can sometimes be rough and rocky. Snakes, scorpions and other critters live out there! It is advisable to wear flip flops inside your room and around the pool area.
If walking at night, do carry a lantern. Each unit has one.
There is a First Aid Kit located in the Bath House by the Pool for minor cuts etc. Let us know if you need further assistance.
Heat and Air
Each Casitat is equipped with Central Heat and Air with its own thermostat. Adjust the temperature to suit you. If you are in Bella Luna, your thermostat is located in the hallway near the bathroom. If you wish to have your windows or door open, please turn your unit off. Leave units on “Auto” setting when using. Please do not turn to “On” as the unit will run constantly and may freeze up and not function properly. When not in your room, or out for the day, please adjust thermostat so air conditioning or heat is not running to reduce power consumption.
Smoking
Smoking is permitted on the rock patios and deck areas ONLY. Please use the ashtrays provided. NO SMOKING IS NOT ALLOWED IN ANY OF THE ROOMS OR ANY OTHER PLACE ON THE PROPERTY. If smoking has occurred in a room, a cleaning fee will be charged. There are smoke detectors in each room. Do not remove batteries or disturb in any way.
Noise
Levels must be kept at a reasonable “pitch” for the consideration of all of our guests.
Find Us/Map
If you need to find your way around or want to take a walk, there is a map of the property in your room. Grab it, bring it along and then leave it in the room for the next guest.
The Pool
To the Pool: Walk through the gate that is past the fish pond.
Keep to the right on the gravel road and walk past the Main House (Tuscan house with tall chimney). The Pool will be on your left about 50 yards PAST Main House.
Please enjoy our outdoor kitchen in the covered Pool Pavilion. Equipped with a gas grill, 2-burner cook top, sink, refrigerator and ice-maker. (Ice Maker is not available during winter months due to pipe freeze danger!)
The kitchen area is stocked with various kitchen items for you to use–dishes, silverware, a few pots, salad bowls, cutting board, etc. Feel free to use them, but please do return them, cleaned, to their home under the bar for the next person when you are finished! Cleaning supplies are located in the Bath House.
The pool area also has a Bath House with bathroom and two changing rooms.
Our outdoor fireplace is stocked with firewood and ready for you to use.
(Always ask before burning at the fireplace or fire-pit by the casitas in case we are under burn ban restrictions).

- Please use the Southwestern Pool Towels that are in your room for use at the pool. Please don’t take large White Sauna Towels to the pool area. They are for use in Sauna only! Return all towels to your Casita after use at pool. Please don’t leave the towels by pool. We would appreciate it if you would hang your towels to dry after each use, either on your patio in the sun or towel bar in your bathroom. Please help us conserve our limited rainwater resources by reducing laundry volume. Place all used towels on floor in bathroom/or at your front door upon check out.
- NO animals are allowed in the gated pool area, ever.

- As you enter the Pool Gate, there are two timed light “dials” on the outside of the Bath House, near the baskets on the wall. If you are at the pool after dark, you may leave this “timed” dial on as you walk away from the pool to help you find your way to the road in the dark. Other light switches for the Bath House, pool and shower are located inside the Bath House, to your right, on the wall, as you enter the House. Please turn off any other lights you may have turned on before leaving pool area.
- Please close and tie off umbrellas before leaving pool area.

Hairdryers
There is a hairdryer in each casita on a bathroom shelf.
Outdoor Showers
“Cielo Vista” is only casita with an outdoor shower (in addition to inside shower). Please note that during winter months water is turned off to protect the pipes from freezing. This also applies to the outdoor shower located at the Swimming Pool.
The Sauna
Our sauna is one of the most popular rooms in the house! It is there for all guests to enjoy. Lined in aromatic redwood, you may use it as a dry sauna or add a ladle of water to the hot coals and turn your experience into a steam. Be sure and take one of our extra large white sauna towels from your room to complete the relaxation moment!
The Sauna is located in the largest, center building. Look for the Sauna sign. There is a lock on the inside of the door leading to the Sauna. You may lock this door while using the Sauna.
The Sauna takes 5-7 minutes to heat up. Set the temperature dial on the highest setting then turn the timer dial all the way to the longest time. Once you get in, if it is too hot, adjust the temperature down. There is a water bucket and dipper inside the Sauna. Please wait until the Sauna is heated up to put water on the lava rocks. Only add one dipper at time. This one dipper will provide a large amount of steam. If you are not accustomed to using a Sauna, stay in for only short periods of time at first, perhaps no more than 5-7 minutes. Return towels to room and hang to dry; better yet, reuse them during your stay! We do our best to conserve our precious, limited supply of rainwater.
Bocce Ball Court
Have you ever played Bocce Ball? If you have, you know how much fun this Italian Lawn-Croquet-Bowling game is. If you have not, you need to! Bocce ball is the oldest sport in human history, developed some 7,200 years ago…so says the World Bocce League. (yeah, there is one!)
Our court is built to regulation, but don’t take it too seriously. It is easy to pick up the finer points of the game in 5 minutes and is extremely addictive! It’s not just for little old Italian men drinking Grappa! Our Bocce Court is located just a few yards from the Cabins and Firepit and is lighted by cafe lights in the Cedar Arbor. Please be mindful of other guests when you get carried away with the game!
Fire Pit and Fireplace
Sitting out under the stars and smelling the smoke of a big fire and watching the sparks fly! It’s all a part of enjoying your time here. Our outdoor fireplaces are stocked with firewood and kindling ready for you to use. There is a fire pit located a few yards from Casita patios. Pull up a chair, sit back and enjoy a Hill Country evening!
The fire pit is topped with a metal cover. Lift it off and set it off to the side, leaning against a tree — someplace you won’t trip on it in the dark! When you are ready to go in for the evening, cover up your fire with the cover…. no need to worry about walking away from a fire. We always keep a log pile by the fire pit for you to use to get it started! The fireplace is located in the Pool Pavilion and is also stocked with fire-starting materials.
Always ask before burning at the fireplace or fire pit by the cabins in case we are under burn ban restrictions. The fire department takes these bans very seriously, as you could be endangering our property or that of our neighbors.
Lights and Stars
We do ask that you consider turning outside lights off when you retire for the night. Each casita porch light switch is located on wall just inside your door. Each casita has a lantern for you to use while you are here. Feel free to take it with you when you leave the property on a evening stroll or if you are coming to the “Kitchen in the Grove” for a class or dining event–it will be helpful to find your way home in evening. Please remember to return the lantern to your room before you check out. We, and our neighbors, really appreciate our big, starry, Texas night sky. Many of us make efforts to reduce “night light pollution” by keeping it really dark out here at night. Enjoy the stars!
Our Water
All of the facilities here are run off of our Rainwater Collection System. The treatment system is state of the art with ultra violet light exposure and double micron filtration. No chemicals are added. The water is not only suitable for drinking, it is very tasty! Water is a precious commodity in the Texas Hill Country. We appreciate your conscientious efforts to conserve your water usage.
Trash and Recycling
Trash cans for bagged trash are located on the road that leads to the pool area. We urge you to help us recycle! There are GLASS, CAN AND PLASTIC recycling bins just outside your casita door. We appreciate you helping us with this! There is also a trash bin on your way checking out by the front gate, behind cedar fencing on the right. We have critters out here, so please replace all lids tightly! We appreciate you helping us with this!
